My advice is to find deal's, & post them to the market place. Take a lower assignment fee to start, kind of an introductory rate. If the deal is rock solid, and you can make some money, but you make or save your buyer money he/she will continue to be a repeat customer. Example: 1 wholesale deal in a month for 5K or 8K is great; however 5 wholesale deals a month at 3K is a lot better return. Furthermore you don't need a list, just a few buyers that know when you call they are already ready to buy. I hope that points you in the right direction.
