First timer needing advice
I am a first time investor and seeking advice on the best lenders.

It's a 4/2 with two mobile homes fully rented for $2200 a month. It's in an excellent area for $196,000.
The owner wants a 55k down payment, but I don't have a penny to put down and I'm working on my credit score.
Do you all have any ideas how I could move forward?
