tips or advice on first deal

Two bed one bath preside duplex, and both sides are being rented out for 375 each with tenants pay utilities. Asking price is $18,000. Owner says tenants have been there for two years. I will be taking a tour on Monday I plan to offer $15,000. I used the rental property calculator from bigger pockets, and the monthly cash flow came out to $439.33. Does everything seem ok? Any tips or suggests. Also, I have a contractor coming with me for a repair estimate; however the owner says it's in decent condition.
