1st property Analysis

Hello BP

I'm getting ready to break the ice with my first property.

I've been reading many of the suggested books from the BP community as well as watching videos and listening to podcasts.

After 2 mos, I finally found what I think can be a sweet deal.

I found an owner ready to get out of  the business and I'm currently negotiating a possible $75,000 deal for an occupied 4 unit building.

I started putting the numbers together and was hoping to get some feedback on whether it looks like I have processed the numbers correctly and included all of the variables that should be considered.
