Getting a second Multi-Family after First Rental Property

I just graduated college & I'm looking to buy my first rental property multi-family. I'm pretty much in good shape about everything on rental properties. However, I need clarification on getting a second property while still having a mortgage on the first without having money for the second property. Do I have to finish paying off the first property?
