Deciding on an area to purchase (NJ)

I'm looking for advice on how to decide where to purchase an investment (cash flow) property. I'm interested in a move-in ready ( or close to) townhome or condo for 100K or less but am priced out of my immediate area (Hudson County, NJ). I'm not familiar with the rest of Jersey and the only areas that seem to be in my price range are Camden, Trenton and Atlantic CIty ( all over an hour away by car which I don't own).

Curious as to how others made their decisions and if there are any strategies or rules to base my decision on.
