Wholesaling in Northern Virginia

Hello BiggerPockets community, My name is Ethan and I am a new wholesaler in the Northern Virginia area. I am focusing on wholesaling at the moment because of the low start up money needed since I am a college student. I am looking to shadow someone through a wholesale deal in order to learn the ropes and help in any way. I am also looking for a mentor in order to move along future deals smoothly and am willing to negotiate profit split in return for help. Am simply trying to break into the market and appreciate any advice.
