Arrangement with Investor

Hi everyone, 

I recently have had some initial discussions with an investor who wants to partner with me on some house flips. I am working with some real estate agents, identifying area's to investing in, and potential properties that make sense. 

Our initial conversations have my investor financing the purchase and renovation. I will be responsible for everything else...

My question is how should we split the spoils.. (Hopefully there will be some) What will a shrewd investor look for - what is fair for me to look for?

Appreciate some input on this  - thanks a lot

When I partner, one provides the cash, the other provides the project, start to finish and we split 50/50. All in writing, very clearly stating who is responsible for what. If I am providing the money, I don't want to have to be looking over the shoulder of someone and worrying about the details. If I am doing the project side, I don't want an investor seconding guessing me and the market. It works well and efficiently. We get a lot done, move fast and make a lot of money.
