Seller-financed purchases

In my reading, I've come across the suggestion that an ideal situation/purchase of investment property is one in which the seller finances the purchase. But doesn't this go against what most sellers are looking to do, which is to be rid of the house and any debts associated with it?

Remember there are TWO SIDES to every deal; PRICE and TERMS. I've sold 25+ SFHs on seller financed deals. EACH ONE sold for higher than FMV! The buyer got the terms they wanted, but gave it all, and more, back on price!
