Hey team, still new to the real estate world and wanting to know is $300 a month good cashflow for my first property? Given not consitering ROI

It's really impossible to know without more variables.  If it's a $2M apartment complex, it's lousy cash-flow.  If your cash-flow doesn't account for holdbacks for cap-ex, vacancy, etc. it might also be a lousy cash-flow.  Or it could be pretty good.  It's just impossible to know.
