Contract for deed term and rate

What kind off rate and term are folks getting/ giving on seller financed contract for deeds this year? 

Is 5% for 5 years on $50,000- $100,000 attractive to sellers?

Is that a good rate for buyers?

I'm figuring 25% down payment 

Ammeritized out 20 years.

These numbers work for me if I can keep 1% rule for rents and 30/70 equity to loan.

    My thoughts are that you can get whatever you negotiate.  Figure out what's more important to the seller between price, down payment, monthly payment, interest, and term.  Most sellers will be interested in price and down payment.  If that's the case then amortize over 30 years with 0% interest rinse and repeat.
