Contract for deed to mortgage

We have been buying our home contract for deed for 9 years from my sister

We recently took a conventional mortgage to pay off the entire balance of the mortgage that is in her name. The mortgage company we are going g through used the equity in the house for a down payment. They had my sister sign a gift of equity to us even though we had been buying the home from her. She has never paid the house mortgage as we always have. My question is do either of us owe taxes

 No one made a profit.
