New investor with questions

Hello there, I am new to real estate investing. I recently learned how to search for motivated sellers & have plenty of time to do so. 

I'm sure my desire will lead to many deals but first I want to know where the more experienced investors are finding their deals so I can spend time more efficiently. 

  • What neighborhoods?
  • Which zip codes?
  • What kind of properties? 

Most people tell me "where ever the numbers work", but I want to put people at the top of my list when I find a property that meets their criteria.

Go to the local REIA's etc...

In Oxon Hill, there's a meet up that deals only with deal making and there a ton of wholesalers there with deals in hand for you to buy.
