Finally taking action 1st direct mail campaign

Hi all! I'm a long time BP lurker and as one of my 2nd half of the year goals I told myself I would be more active on BP. Being an introvert I have to play to my strengths and BP is a way for me to connect to more liked minded people. So with that I wanted to share my recent progress and take you guys along this journey with me of becoming a full time real estate investor!

The past few months I've been extensively studying the Mobile home park niche by way of some very experience park owners. I've been so grateful for that opportunity and am excited to start taking action!

I've built a pretty good size database to start of with and am gearing up to send out my very 1st direct mail campaign! I have set up a google voice number that will forward directly to my partners phone just so I can more easily keep track of the calls that do come in. My expectations are realistic I'm not expecting my phone to ring off the hook but I'm excited to start the process and build momentum. I typed up the letter but put them in a hand written addressed envelope. My plan is to do alternating direct mail and cold calling campaigns each month.

My goal is to acquire my first deal within a year so within July/17-July/18 and I will try to post more keeping track of my journey and I look forward to getting immersed in the BP community!

Would love to hear any stories about experiences doing 1st time direct mail campaigns or if anyone has any suggestions for me as well thank you!

@Calene Lambert You are taking/have taken REAL, ACTUAL steps in making your dream come true, so kudos to you in making that happen. You're now further ahead of most people. 

From your post, you've got your list, demographics, niche, phone number and everything set. Couple of questions: 

1) CRM? 

2) What's your follow up going to look like? -- Not just with the mail, but when leads call in? 

3) How are you buying your deal? -- All financing lined up? 

You've got firm foundation. Great job!
