Which way to get started???

Me and my best friend have served in the military the past five years together,and have decided its time to take the next step in our life. We have decided to get out to pursue our commonly thought about dream of real estate.  We are fortunate that a family member already has his feet wet with some properties, and experience. Our biggest question is do we start out trying to obtain some of those properties for a cheap family discount, and wholesale them. Or maybe purchase them, and rent them out and start to build a portfolio. We don't have much money to put down on a big loan, but we do have the option of buying houses at a cheap price from  family members. I am reaching out for advice on how others got stated with little or no money down, and tips to success. We are very excited for this adventure and cant wait t see where it takes us.
