New to Multi-Unit Investing

Hello All - 

My name is Gus Laver and I'm new to BiggerPockets and real estate investing.  I'm currently looking in the SW Ohio area and have started to analyze a few multi-unit deals.  I likely will start small with a 4-unit type rental and try and grow to larger multi-unit investments after gaining experience. 

That said, what are the typical documents requested by buyers when looking to buy a property (prior to submitting an offer).  I would like to review more information than an offering memorandum, but not sure what documents are typical to request before I'm ready to submit an offer.
