Deals are pretty easy to find. Before you find deals, please research your market and know your stuff. The worst thing to me is when wholesalers present me "deals" that aren't deals because they simply don't know better. If a house has an ARV of 55k but needs work, please don't try and wholesale it to me at 50k. Know your market, know who your going to sell to etc.

Find a company that buys houses and bird dog for them. Yeah, you won't make as much money at first but you will learn valuable information about how to find/buy/sell all while getting paid

Learn how to analyze a deal first. You don't need 100 buyers. Once you have a deal the buyers will automatically come. Drive for dollars, market to owners with high equity or out of town land lords. You can purchase a list from listsource.com.

I am confused where to start as well. I can figure out how to get the deal my problem is who do I sell it to? how do I go about finding a buyer.

You don't need disclosures, just agree to a price,  then ask a local buyer or wholesaler to come with you to lock it up.

Great advise guys.  Spencer I'm in the same place as you somewhat.  I've read, studied and listened to a ton of material.  I'm ready to go find deals, but not sure of the exactly which disclosures to provide/receive at the point of contract
(other than the lead based paint & sellers property condition report) or like you said.  What to do first.  I also have somewhat of a fear that I will find a property, but no buyer since I do not have a buyer's list developed.
