Househacking Advice in DFW

Hello all , 

I wanted to get some advice in refrence to househacking in my local DFW area . My apartment Lease will be up in April at that time I will be looking to buy a duplex . I have some funds saved in a IRA account to use for the down payment. My credit score as of right now is in the lower 600's . I am improving it with secure credit cards and a credit repair company . I want to buy something in the 100k-150k range. Does any one have any tips or pitfalls that should watch out for? All advice will be appreciated.
