Real Estate Investment help

Hi, my names Robert and for the past year in my off time I've been studying everything i can to get started on investing in real estate. I want to begin with maybe a buy and hold/rent or a small house flip just to break into it. Ive attended the seminars like i see many people on here have and have gotten the same results.." in order to REALLY get in and be successful with us you have to pay blah blah cant afford it dollars" so... i realize the scheme with the big companies but i simply want this one question answered. I have bad credit, no initial money to start up. Theres a house that i can rehab with ease for sale at 79500 and want to flip it and rent it out. What would be my next step. Should i mortgage it in someone i trust name and split profit? Are there actual lenders that would help me out? This could really change my life and I'm at the point now where i feel like I absorbed all the info possible, i know what to do, but am unable to move. PLEASE HELP.
