Real Estate Investing Niche

Was wondering how do I determine the best niche in real estate investing for my area, for example, single family? multi family? whole sale? fix and flip? apartments? mobile homes?

Im sure there are deals in all of those areas, but how do i determine the strategy for picking the one that makes sense where i live? (Northwest OH, Southeast MI)
