Hello BiggerPockets, Although I don’t post much I read a lot. I’ve learned the most in the discussions, podcast, and some of the webinars.
My husband and I are really looking forward to opening the door to real estate through wholesaling. If God wills it, we will be starting our Marketing in 2 weeks. We would love to meet other wholesalers in the Milwaukee area. We are open to advice and are not too head strong that we can’t learn from others. Our plan is to eventually accumulate rental property or whatever the journey of real estate take us.
We’ve been researching about real estate for about a year and We shunned wholesaling for a while, because we didn’t understand the purpose of a wholesaler. We researched other niches only to turn back around, literally a 360’, to want to master the art of wholesaling.
Now We are in the stage of getting our plan together, We found so many tools to help wholesalers, but my concern is what contract is best in Milwaukee to use or does it matter also, We would love to know a good lawyer and title company to use.

@AntoineMartel and @JorgeRuiz Thanks for your support, and of course I’ll keep you posted. So far I’m driving for dollars and getting familiar with my area. Checking out systems to keep things organized when calls start coming through. Everything seems so new, can’t wait until things just become routine. Also, what’s up with the cold feet 🧐🤨. You want a lead, but your scared of the call, which this could cripple me. Anyhow, I’m keeping it movin.
@Latesha C. BE BOLD. You will fail, say something wrong to a seller/buyer. Who the hell cares???? Get started, think positive and be productive. If you want to listen in on one of my cold calls with a Milwaukee seller we can set that up. As far as script, This is the same thing I say all the time “Hello Mr/Ms. Name, I’m Name, a local investor in the Milwaukee market and I’m looking to expand my rental portfolio. I’m calling you today to confirm you are still interested in selling your property at...Address”. Let the conversation go from this point and constantly mirror them when things progress.
@Shawn Ackerman, That is exactly what I'm going to do. I'm in the process of direct mail and can't wait to get to the phone answering part of the business. Thanks for the push.
@Latesha C. As someone that closes alot of deals in Milwaukee, don't send out a SINGLE PIECE OF MAIL!!!!! GET ON THE PHONE!!! When you send out mail and pray for a seller to call you, your playing defense. Get into these sellers faces. and everybody is doing that. COLD CALL. get with a solid realtor, ask him/her to put you on a mls drip where you can see expired listings(Seller) and sold properties(buyers) or go to the county court records site and research resent evictions. get the address of the owner and skip trace their number and get on the PHONE!!! SAVE YOUR MAIL CAMPAIGN MONEY. TRUST ME!! I don't spend a penny on mail. Never have/Never will!!!
@Shawn Ackerman, I’ve noticed that cold calling is the thing. I just thought I should try the old school, fundamental methods first, or NOT? If this is what’s up, then I must try. What’s the overall return on cold calling? Also, how many times do you call your leads?
When I think of calling, I think of telemarketer s and how much I want them to stop harassing me. I don’t want to do that to others. How could I view it differently?

@Shawn Ackerman, I have a question. If the sellers mom is deceased and there wasn’t a will in place, would this be worth pursuing. The house is free and clear with 2 yrs of back taxes and working on this yr. taxes.
By all means cold call. A recent probate file was advertised in the local Alameda county legal newspaper where the PR is located in Baton Rouge, LA and the area code is 225.
I don't know why she's not returning my calls. I don't think of it as telemarketing I think of it as a service that I'm providing or solving a problem.

I have a question on wholesaling condos. how do you determine the comps. of a condo, considering its not many in the area to compare them to.
I realize that while in the process of wholesaling knowing other stategies is a plus.
I went into a condo today and everything needed updating. The ceiling needed repair, toilet over flowed many times. Wood panel on all walls. Kitchen needed help wallpaper everywhere. All floors needed replacements. Seller wanted 30 I got her down to 18. Now that I seen the home OMG. I think we might go down more. ARV 50. This was interesting because it was a condo not a sf. I just couldn’t get why someone would live like this. This was the owners first time in it as well.
