How to set Rental prices for a new unit

When setting up a new unit for rent, how do you decide the rent you can charge? In  your respective area, is there government control on the initial price? Or are you free to pick a price you believe is fair for the market?

Zillow, redfin, craigslist, etc. should give you a good idea of what it can rent for based on comps. Remtometer.com can be a good source as well.
