Duplex or quadplex for first investment

I am starting my journey, getting my education and analyzing deals. As someone new to the game I am looking for pros and cons of larger and smaller multi family houses to buy and rent. My numbers are showing a huge advantage to buying 3 and 4 unit houses. A 4 plex in my area can be had for around 100,000(asking) and duplexes for around 60-80(asking). My cash on cash ROI for the 4 blows the 2 out of the water. But the 2’s tend to be in a little better areas. What should I look out for when comparing them? Should I go for the 2 as I am just starting out? Feel free to rant with any other advice anyone has. Thanks everyone!
