Need help learning how to market my land

Hi folks, as you know we are newbies here & I’m not sure where this should post so, my apologies if I posted in the incorrect forum.

Here’s the deal, and I’m sure this will have many of you experienced investors rolling on the floor laughing. We just hope that we can get some guidance & your comments won’t be too brutal :lol:

A little over 3 years ago we started looking into going to tax deed sales. After researching for 2 years on the internet, we ended up purchasing one of those “gurus†100% guaranteed, “but don’t read the fine print please†systems for several thousands of dollars. To be honest, we did learn a lot and have a much better understanding of the tax deed process. For that I am grateful. However the exit strategies for selling said tax deed properties are not working out for us at all! We have created very clear and in depth advertisements that we have diligently been placing on auction web sites (yes eBay and others). However, to date NONE have sold. Sure we get a lot of lookeyloos, and have had some of our parcels even watched by as many as 10 people. But no buyers! Since they are free and clear, and we picked them up for such a reduced price. We are only asking a few grand or so for each. It has become obvious we need help and guidance on effective ways to market & sell them since the whole auction seems to be a joke. The only one’s that seem to be selling are being listed for $1.00, but when you read the fine print, your paying thousands in “closing & transfer fees†I guess that’s how they are making their profit. It just doesn’t seem ethical to us though.

So after you pick yourselves off the floor and wipe away your tears of laughter at our en- experience, naiveté, and go ahead and say it stupidity. Please take a moment to give some needed guidance and advised. Thanks so much to all.

Have you considered listing the properties on Loopnet and Costar? I believe CoStar has free listings and Loopnet has both free and premium listings. (The last time I checked.)

Please give us some more information about the property so that we can respond better.
