Where should i start

Question

Hello, i have been a member of  BP and finally got the courage to make my first post. I will be finishing up with my associates degree this summer. After i finish with school i will be looking to get my real estate license. I am highly interested to start investing in real estate. I have been reading and studying upon real estate. But as  we all know we must take action sooner rather than later and  the first step is always the hardest. I have no previous experience in real estate so i am an open mind to anybody who is willing to give advice on where i should start or am heading in the right direction so far?

Hi @Cordell Hughes! I was in your position a couple years ago. Networking and self education were key for me. Networking here through biggerpockets, I met my friend @Garth Kukla who mentored me on wholesaling. He also did a podcast on how he was able to be successful from the start. I found his podcast very informative, maybe you will too. I'm not telling you to go be a wholesaler, but wholesaling is a fantastic way to learn your market and about real estate in general. Especially if you can bring value to a good wholesaler and learn from them.

In regards to finding a mentor, it's really all about bringing value to them. So for example, back when I would mentor a handful of local investors to me I wouldn't pick just anyone. I couldn't. Eventually there were too many people that wanted to be mentored. It would be impossible, there's not enough time in the day. But, there were a couple people that would make sure they'd stand out. This can be done in a variety of ways, so there's really no one answer on how to do this. Probably the best people that come to mind, who ended becoming successful investors themselves, started by bringing me deals (i.e. like a wholesaler would). They would find me deals and pitch them to me. Eventually, if a deal didn't fit my criteria but they were willing to take it on, I would fund it for them. Sooner or later, they had a few properties under their belt and went on to much success.

Same goes for when you get your Real Estate license. Do whatever you can to shadow the best agents in the office, do what they do and you'll find similar success. Combine both and you could be a successful real estate investor and agent.

Hi @Cordell Hughes, welcome to the forums!

I find that the process of "getting started" in real estate is really about 3 things:

- Get educated in your niche (you may need to learn about multiple things to pick what you like)

- Network with others doing what you want to be doing

- And find a mentor (and/or someone you can shadow on their deals)

Have you been to your local REIA or any local Real Estate Meetup groups in your area? Because besides getting your license (which is very valuable and education), connecting with others in person should help you immensely with all three things I described above.
