Motivated rookie wanting a mentor

Hello Community,

i am a local in the Tacoma, Washington area. i am 25 years old and i am not getting any younger. I have done research and will continue to attain the knowledge needed in order to thrive in this industry. However, i know alone i am weak, eventually i know i will get strong but it will take determination and drive that i carry with me relentlessly. Hard work, and dedication. What more can you ask for? I am currently reviewing the Pod-casts on the website as well as reading the UBG and any article for success that I can. However I still feel like i am missing something, i know there is a step that I need to take, and i am just not sure what direction to take it in. any fingers out there willing to point me in the direction of success?

I am also a young guy starting out. Trust me.. It's a lot of mental work. And I haven't even gotten to the hard part yet..  I advise getting your budgets in order, get your emergency savings, and working at saving for 20% at minimum of your first property. Then, when you are set to go, do some searching in your market for your perfect investment. Just remember, rushing into a bad investment isn't something you want to do, so be patient and you'll achieve your goals!
