Question Rental Property CAL

Attached is a print screen of a property I am analyzing using the Rental Property Calc from BP. Asking price is $190,000 and mortgage is $900. It does not meet the 50% rule, but the calculator shows that it still has a positive cash flow and ROI. Could someone please explain.
