Best Career for getting into RE investing full time?

A younger person asked me recently what job/career they should pursue that would best prepare them for becoming a full time real estate investor in the shortest amount of time. I didn't know how to respond and was torn between going for the highest paying W2 possible for easier financing of deals, and between going with some real estate related career (mortgage lender, RE agent, working for property management company, etc). I tend to lean towards highest income possible as opposed to best "applicable experience".

Especially curious to hear from full time investors here. If your college-aged child wanted to do personal RE investing full time, how would you advise them early in their career?

Hey Jason,

If the goal is to invest full-time, becoming an agent/broker CAN be one of the best options. It CAN be higher paying than a W-2 job while also giving one the practical experience and knowledge necessary to invest full-time.

Certain core activities/responsibilities such as lead generation, follow-ups, tracking conversion rates, etc. are very similar for agents and investors alike. Successful agents build systems and use leverage to scale up. Things that successful investors also do.

Construction and project management also present opportunities and experiences that would prove beneficial as a full-time investor.

It really depends on the individual. Their personality, likes/dislikes, strengths/weaknesses, short-term/long-term goals, etc.

I would advise them to educate themselves on business, real estate, and do some soul searching through self-improvement material. Expanding the mind on a daily basis will help them get closer and closer to the best option for their future.

Best,

Abel
