Need Help! (Contracts for seller and buyer)

Hey BP family, I have 2 quick questions. Does anyone know where I can get legit contracts for the seller and buyer for a wholesale deal? And also what are some clauses you guys recommend I should have in these contracts?

I’m located in Chicago.
