Advice On Where To Move

Hello BiggerPockets Fam! 

I am currently contemplating moving, and need some advice. I currently own a townhome in Aurora, CO. I will have owned it for 2 years this August. I want to use the capital from selling my townhome to purchase a new home, and potentially a rental home, or buy a duplex and house hack. I currently am a full time Civil Engineer, and wanted advice on cities to move to where I could get the best bang for my buck as far as real estate, as well as live in a desirable city for someone in their early 30's. I have been looking at Washington and Oregon, but am open to any suggestions you may have for as I am not dead set on moving to the west coast.

Las Vegas or Texas for growth. Florida or Nevada for lack of state taxes and weather.
