Vacant Lot in Brooklyn

Hey everybody. Found a vacant lot here in Brooklyn that looks like a great deal; still running the numbers. Has anyone had any experience in Brooklyn or Queens with a 2 or 3 family build? I'm plugging in $190 a SQFT for the proforma based on some personal experience, but I haven't had a lot of experience in the 2- 3 family world. Also, I i'm considering GC'ing the build myslef. Thinking that would take 20% off the cost per sqft number? 

Any thought greatly appreciated.
