Young and ready to start

Hey BP,

I am currently 21 and in college, but I love real estate investing and everything a long with it. I have been involved in many deals because I work for a developer. I just recently got my first deal and put in an offer on another today. It is very exciting, and am looking to get into many more. My problem is, I do not have a long term job, therefor banks will not loan to me. When I try to syndicate, people view me as to young. I have started to look into hard money lending, but do not know much about it. I am looking for advice on financing or ways to show experience.
