Scottsdale Properties: Fix and Live?

Question

Hey Scottsdale folk!

I am currently looking for a place to live in Scottsdale, and I'd love to offer the following:

- I would gladly live in a flip house, and help with the process, live in it, help manage contracts, for reduced rent!

This should help with vacancy, and it'll be month to month so you can continue earning and moving your money around.

Let me know if that works or if you think I need to re-adjust my strategy!

Areas:

Mesa, Scottsdale, North Scottsdale, Old Town, Phoenix.

Hey @Grant Rothenburger I appreciate your post. But while that may not be your strategy, it may be a tremendous blessing to someone else. And it's a chance for me to get my feet wet in the Scottsdale market and make some great connections.

I certainly was not being negative! I was only telling you the reality of the situation. Nothing but positivity here. I truly hope you find what you're looking for, just pointing out it will be difficult and what you're asking for would almost always get in the way of a good flipper (which is who you want to learn from). But I'm sure they are out there and with enough resourcefulness, you'll find them!

A couple questions I did have:

Are you okay with living in a construction zone (potentially no plumbing, electric, not even really habitable) for 3 months and then looking for another place to live? A good flipper will take 60 -120 days (typically) AT MOST, and sometimes shorter, to finish a rehab, and wouldn't want someone living there when it's finished (interfering with showings and making the house look "lived in" rather than "new"). Again, everything I've said is not negative - it's realistic.

Also, if you did find someone who takes a year to flip a house and hires someone with no experience to manage construction and live in it while they take that long to rehab, is that really someone you want to learn from? Certainly there are situations where houses take longer than they should, but for the most part you're looking at a 4 month time frame at the most.

Please recognize that this is not negativity in any way, shape, or form. I'm just explaining the reality of what you're asking - and asking questions to make you think a little harder about your proposed strategy. If this is truly how you want to get started in real estate, I hope you find someone who fits what you are looking for! There are other ways such as house hacking and live in flip, that can get your feet wet while spending very little cash out of your pocket.

@Jonathan Safa Not many (if any) are going to put a tenant in a flip house. If they are serious and good flippers, they will not have it very long, already have people to "help with the process and help manage contracts", you would only get in the way, not to mention you'd only be living there for about 3 months most likely (give or take a month).

If you're basing this off of a "live-in flip" this is not what that is inferring. a live in flip is a flip YOU are doing while living in it, not one someone else is doing.
