Creative ways to fund your first deal.

Hey BP! My name is Steven and i am looking to get some advice on how I could fund my first deal. I am a realtor in Connecticut and I have worked with many investors but whenever I ask about funding 99.9% of the time they all have cash. I have been looking into hard money lenders but before I make a decision on what route I am going to go down. I would like to get some input to see if there is a better way.

@Steven Dreher If you have close relationships with investor clients why not ask them to partner on a deal with you? Or maybe they can lend you money?
