Cold Calling/Door to Door Advice

Hello BP! I am itching for my first deal and want to be under contract with a seller in less than 30 days. Any suggestions on what to say when cold calling a preforeclosure or even door knocking a preforeclosure with coming off too strong/disrespectful?
