What should I do next!?

I started getting into real estate right out of college. Bought a duplex that I’m currently renting out and cash flowing. Living in a single family home now. I want to get the thoughts of other investors on what I could or should be doing to progress and scale up. I have a good income, credit, and ready to do something. Just not sure what’s next. You're asking the wrong question...because you're starting (started) at the wrong end.  You need a plan (and "I want to flip 3 houses and buy 1 rental a year..." isn't a plan).  You need(ed) to start from the end...your ultimate financial goals, and reverse engineer from there.

You also need to understand that every entrance into a deal, sets up the exit...which is based on the entrance to the next deal, and so on... REI isn't a dart board, with decisions based on scattered opportunities.
