Understanding the BRRRR calculator. Please help

Hello. I'm brand new to BP but jumped in as a pro user. I'm playing around with the calculators. The rental one is straight forward but I'm having trouble understanding the BRRR calculator. I understand the concept but just need help understanding the inputs and reading the outputs. Anyone have a few minutes to help a newbie out?
