Bandit Signs...do they work today?

Hey there BiggerPockets peeps! I am soliciting your thoughts and feedback, specifically ROI, on bandit signs. Personally, they've all washed into the background when I'm driving around but one creative sign did sign out because the presentation and message was simple and more professional than a sharpied sign crudely tacked up on a light pole. Let me know if they've work for you as a cost effective lead generation strategy. Do you find they work? Thank you in advance!

Here is my opinion my good man...

We Buy Houses In Ca$h!!

A crappy sign hand written classless, desperate, .. useless.

You say you are going to buy their house in cash, but you can not afford professional marketing?

Do you see Nike place bandit signs out there? No! Why?

well.. 

1) they are on top of the world. They do not need to.

2) they have money.. they do professional advertising.

So then, bandit signs.. what do they tell the seller?

1) You are thus NOT on top of the world and thus you are not credible. You are shady

2) You do not have money (to do "legitimate") advertising, so how are you goig to buy my house if you can't even print a decent sign?!

And let me add this too.

My company is my image. It is the core of the business. Your name, your identity needs to scream "we are awesome, the best, no one comes close to us). With a crappy bandit sign.. yeah good luck with that.

Do signs work? OMG yes.

Me the damn foreigner, misspelled "coming" and only after I paid a fortune did I notice it. GAAADAMN IT!!

Either way,  I have gotten 25 leads from that sign alone. People stop on the side of the road and take pics. Signs work, especially if your idiot competitors use bandit signs while you have kickbutt signs...

I change my answer. YES Bandit signs work. Please use them!
