would using my VA loan for my first Real Estate investment be a smart move?

MAYBE, but remember, in real estate you make money when you BUY

so if you're using a VA loan, you're buying a nice, move-in ready, retail home. Hard to get a great deal that way.

you might be able to get a nice house that you can move in, then cash flow later, but that scenario is definitely not the average. if you're buying retail, the deal will most likely be tight at best. Also, unless you're 30% disabled there will be high funding fees.

sure it's 0% down, but that's now what makes a deal good, that's just good lending terms.

VA loan is certainly not a significant advantage over other loans, but it is a small advantage. Like anyhitng it comes with pros and cons.
