Self directed IRA help!

BP community,

I need some guidance on SDIRA regulations. I am looking at a single family house hack currently and planning to fix and flip within the next 6 months. While running my numbers on the property, I think it works best to include $25K private money (at 10%) from my stepfather to pay for the renovations using his SDIRA. I have spent a little time researching the prospect of using someone else’s SDIRA to fund my renovation and as I understand it, there are many regulations and hoops to jump through when going this route. Has anyone had this experience or have any advice on whether it is against the rules for him to loan me money with his SDIRA?

Thank you @Juan Monge for the mention!

@Ryan Slicer,

Your step father is technically not a disqualified person, however I suggest you have experienced professional review all details of this transaction to make sure that it is truly arms length.
