Finding soft money and how to ask

several issues here:  personally have sub-par credit, have found hard $ options but have had great difficulty in finding money for rehab since generally hard money won't cover rehab which leaves me with approx 25% of deals in addition to rehab to cover.

Any suggestions, grants, any place I can go to get access to capital when both credit and lack of personal experience keep stopping my forward momentum?!

Please advise
