I'm in the same spot your in! I feel like the brrrr strategy is the best way for us starting out. I don't have any deals in place but I've called a couple wholesalers and connected with hard money lenders. Don't commit to them just let them know your testing waters and are about to jump in this beautiful game. Doing this is a good start I feel.. good luck to you and your success
