Want to do Direct Mail where do i start?

Hey BP Community!!

I want to start the Direct Mail strategy but i am stuck on how to start or where to even look.

I live in NYC and as most know there are nothing but buildings all around so I wont be targeting any areas here.  I am looking into NJ, CT & PA is there a website where i can search for owner's looking to sell??

@Michael Quarles : What kind of algorithm or numbers do you run ?On finalizing the area, how long do you just focus on that specific area before expanding or switching to other places ?FYI, I am still reading your marketing Diary campaign and I wanted to thank you for sharing that information with everyone. My only concern with direct mails is that it can become costly very soon and I don't want to waste money on places/lists where I cannot get a return. So do i really have to learn the hard & expensive way of testing and tweaking or is there a more sophisticated way of doing this ?

We developed the MA years back and it is paramount for determining an area. We run it every 6 months however there is a task to do prior to the MA.

I did a recent podcast on this very subject. Actually I do a Podcast everyday now. So there is a lot you can listen to.

Once you decide on a geographical main area you need to run some numbers on that area to determine the best area.

We run a double algorithm on an area and itvtell is where demand and the best opportunity is.

Then send out a Custer campaign of six mail pieces.

@Catherine Morel I do believe there are lists that you can buy of folks that are in default or behind on taxes. I dont do any of these mailings but some of my wholesaler friends have purchased many types of lists. You would want to network with some top wholesalers in other markets. its unlikely that you will get help from a top one in your market but you can ask. Sometimes its good to initially work with one locally. They may take you under their wing and the education will be priceless.

Direct mailers are usually a shot in the dark if they are interested in not to selling. There would be no list that you can purchase of those interested in selling.

only one you create yourself.  I would start with an area your interested in targeting and blast the neighborhood with a mailer, then hopefully some responses and you are able to capture those leads.

This is why some get paid to find houses that look run down in nieghborhoods. build their own more qualified list instead of big mailer blasts
