Do these numbers look right?

I’m thinking about getting a vacation rental. The guy in getting it from says the numbers work for him but i cant get then to work. Cost: 235,000 Rent: 2,500 Tax: 118 Insurance: 100 Managment: 500 Mortgage: 1200 HOA: 40 Repairs: 250 Cap. Ex: 250 Vacancy is already calculated into rent.

I would pass. There better deals out there, just not as easy to find. Vacation rental means constant turnover. Lots of cleaning costs and vacancies during the off season. I would find an actual rental property with less rent, but less expenses and hassle. A long term tenant is the best thing you can find.
