Primarily work out of the bayou region. If you're willing to find a good rehab opportunity you can BRRRR all day and snowball pretty quick in BR.

Is Baton Rogue a good market to get into? I did a quick search on the prices/condition of houses and they seem very in my price range.

I've noticed a lot of properties with flood damage. Is it worth the risk?

Hi @Pedro Torres, do you want to virtually invest? That is what you are doing when you are doing deals in other markets. Well, I’m going to give in on how I determine whether a market is good. https://www.zillow.com/home-values/ Enter the zip code of the market you are interested and Zillow evaluates the market for you. It will give the whether it’s a seller’s market or buyers market. Let me know what you think!

At risk of being called a "nay-sayer," @shekeira ward, I would advise extreme caution in attempting to rehab around here from a distance.  If you have the relationships established and you are continuing to do business with someone you know, that's one thing.  But starting new relationships with someone handling a rehab project from afar, will be a challenge.

Go here for more information on opportunity zones: https://www.irs.gov/newsroom/opportunity-zones-fre... They are so new that the IRS is just establishing guidance for interpretation/application of the rules based on the new laws that created them.

Hello folks! I am replying to this thread to reach out for a contractor/rehabber connect for a potential BRRRR in East Baton Rouge.

I'm in Texas but I have family in lafayette and have heard about the good things coming to baton rouge. I am a newbie (only done a couple small flips here in Texas) but I am cautiously optimistic about being an out of state investor.The travel perks of my day job allow me to flexibility to be on the ground in BR when/if needed.

Wondering if anyone knows anyone who'd be willing to do a facetime/skype estimate of rehab so I can run numbers and prepare offer?

Also, I keep coming across the "economic opportunity zones" talk but I cannot seem to find any thorough research. Anyone got a link to more info on how it works?
