Often it involves a written contract. No realtors will take a rookie, he may take a mentor and agree to a cut of rookie commission for three transactions.

Same with investment, when they speak they often give investors the impression it is so easy.  You think Trump Jr will tell you his real secret is from his family.

The first step is to set a very specific goal, or the next step on your goal toward that journey.

Then start asking around for help on how to achieve that goal. "Can someone with direct mail marketing experience help me find a property to buy that will be a good investment?" Then the relationship will build from there.

Others have mentioned REIAs, which are great. But nowadays there are also Facebook Groups and this website which can help you connect with someone who might be willing to share some advice.

Also share your goal with people you already know, maybe one of them will know your future mentor.

Find a local real estate investor group. If you don't have one, create one or find one in a near-by city. This will get you to rub shoulders with like-minded people and start your search. Don't just ask someone to be your mentor; offer something of value, demonstrate that value, and then ask for assistance.

@Tanner Flint the word mentor is tossed around quite a bit but have you thought about joining a mastermind? I have a mentor but being part of a mastermind has been more motivating and kept me more accountable. While my mentor is always willing to take a call he’s working $160 MM deals where I’m focused on an entire different asset class. I’ve found being in a mastermind of like minded individuals helps me excel more as everyone in the group encourages and wants me to succeed.

Start networking with your local real estate investor groups. If you have a REIA that's a great place to start. Find people you are inspired by and introduce yourself to them. Offer to buy them coffee or a meal. Most of these people are going to be busy, so try to be conscious of their time. Most people generally will be accommodating as long as you are taking initiative and being mindful of their obligations.
