Rent increase on existing tenants

Hey Bigger pocket,

I will be closing on a portfolio of 2 properties by the end of the month. Both properties have existing tenants that want to stay. Per the current landlord, they have never been late on rent and they have been living in the properties for over 5 years. Both properties are on the same street, across the street from each other, 3 bd/1b houses. One of the houses rents for below what that area is. My question, How should i approach the rent increase as a new landlord?
