Would it be wise and worth it to get a real estate license as the first step?

Not in my opinion for the following reasons: 

CONs

1. Real estate investing is a lot different from being an agent. 

2. It would distract you from your focus of investing.

3. You are also bound by certain regulations and disclosures.

4. There is a cost of maintaining your license.

5. You will be perceived differently when negotiating offers for investing. 

6. You will never be as good as a good agent because you're not an expert.

PROs

1. Access to MLS whenever you want.

2. Save on commissions when selling.
