Lessons learned in Austin TX

My first outing to look at and possibly purchase some multi-family properties hit me like a ton of bricks. Lesson 1, REI is way different than purchasing a home for yourself. The good properties are not available for very long. You cant take your time flying out to look otherwise you are outta luck. Lesson 2, I was not expecting to see how people live in some of these 4 plexs. Quite a shock to my system. Lesson 3, know the areas you are looking in. Now I have to rethink my whole strategy for now since I am in a time crunch with a 1031 exchange.
