Should I invest in Germany or US?

Hello, I live and work in Germany. I bought an apartment last year to live in and now I caught a bug to buy another property for rental income. Now I’m trying to decide where to invest... The German market seems to have the numbers rigged so that you will be waiting for 5 to 15 years before seeing any positive cash flow, but only if you sell at a big profit at that time. I understand the basic normal process now and have a local mortgage broker, but don‘t know if there‘s a similar process to finding deals like described in the Bigger Pockets Rental Book on Rental Property Income. The U.S. market seems overwhelmingly large and it’s hard to narrow down where to look and where it’s the easiest to invest remotely. I’m just looking for some general feedback, advice, etc. that I could start taking action on while I put some more money in the bank for a down payment. My timeframe for buying is between 1 and 4 years so I am starting early with my research. Talk to you soon.

I don't think I would invest in an area that is cashflow negative for 5-15 years, but that's just me.

It will depend on your goals. The US market is huge and even in individual markets things can change from one neighborhood to the next. If you have that much time until you buy, just start looking at different options and running those numbers. The entire rental market in either country could be drastically different in 1-4 years.
